Studies show that buyers looking at MLS listings get fatigued and click off when there are too many photos. Therefore, I focus on quality over quantity, displaying the home in its best light, and don’t guarantee a specific number of photos for each property.

That being said, this should give a good breakdown of roughly how many photos you can expect for different areas of a home, depending on layout/accessibility:

Exterior:
- 3 from the front and 3 from the rear, plus a few additional shots if there is a lot of land, large decks/porches, or extras in the yard, like sheds or gardens.
- A few more will be included if aerial drone footage is part of the package
Interior:
- Large, open rooms (like those found in a lot of modern homes) – 3-4 shots
- Living rooms – 2-3 shots
- Kitchens – 3-4 shots
- Master bedrooms – 2-3 shots
- Smaller bedrooms and offices – 1-2 shots
- Large bathrooms – 2-3 shots
- Small bathrooms – 1-2 shots
- Half bath and/or powder room – 1 shot
- Large and/or walk-in closets – 1-2 shots
- Bonus room – 2-3 shots

Hallways, garages, and small closets are not included unless specifically requested. If there are other specific shots that you think would not be included above, but would be beneficial to selling the home, please let me know and I’m happy to provide those for you!

Time on site varies depending on the package purchased and the size of the home. While I can’t promise the exact time it will take to shoot a home (all homes are different!), a good rule of thumb would be to assume photos take about 30 mins per 1,000 sqft, and video takes about 15 mins per 1,000 sqft.

Therefore, if you were to purchase the photos + video package for a 3,000 sqft home, you could expect the entire shoot to take a little over 2 hours.

I recognize that I might take a little longer than the average photographer who runs and guns through a home, but my ultimate goal is to deliver you the highest quality product, and I believe putting in a little extra time is worth the effort!

I promise all my clients a turnaround time of 48 hours, but I’m usually able to provide them back to you within 24 hours with no rush fee. This includes both stills and video.

A link to download all files will be sent to your email. In addition, videos will be uploaded to YouTube for quick access, and that link will be provided, as well.
